Inspection structural safety of buildings

Structural safety inspections should be carried out at regular intervals for the early detection of damage, assessing not only the durability but also the stability and serviceability of the structure.

The building owner is responsible for the structural safety, durability and serviceability of his buildings. Without regular inspection of the buildings, the owner can be held personally liable in the event of damage.

Target group: Owners of places of assembly, sports halls, stadiums, residential and industrial buildings, shopping centers, parking structures.

Building inspections must be carried out at regular intervals in accordance with guidelines and decrees. In this way, damage can be detected at an early stage and the costs required to repair it can be minimized.

At intervals of three or six years, the structure is inspected by an expert engineer. If significant deficiencies or damage are found, a property-specific damage analysis is carried out by means of special inspections.

The owner or property manager is responsible for the stability and road safety of a structure. As part of their maintenance obligation, they must have the condition of the building or structure inspected at regular intervals.

As part of the building inspection according to DIN 1076, test methods such as measurement of the concrete cover, the carbonation depth, the degree of corrosion of metal components, testing of the total chloride content or potential field measurement are used in addition to the visual inspection. Further investigations such as the determination of the concrete compressive strength on drill cores taken on site or the determination of polycyclic aromatic hydrocarbons (PAH) are carried out as required.

The results of the structural investigation are summarized in a detailed report. This also includes statements on the durability, stability and traffic safety of the structure.
